Columbia Net Lease Ventures (CNLV) is a commercial real estate investment company specializing in the ownership and operation of net leased retail, logistics and medical facilities nationwide.

CPI through its affiliates and partners currently owns and operates a portfolio of over one hundred net leased assets in 29 states across the country. The assets are diverse in creditworthiness, geography and industry. We are active in both acquisitions and dispositions in order to keep our portfolio growing, maximizing gain and minimizing risk. Additionally, we are active in the servicing of 1031 “Like Kind Exchange” clients looking to replace relinquished assets with stable, diversified, long-term, net-leased income producing properties through tailored solutions.

In late 2016, CPI began to consolidate certain net leased assets into a single ownership structure. This allowed for a more efficient, lower cost of operations in addition to more attractive financing terms. The result is Columbia Net Lease Venture LLC (CNLV). CNLV is a fund of properties under one umbrella benefiting from lower operational costs, more attractive financing terms and a more focused asset management strategy. Following the success of CNLV, we decided to continue with the creation of Columbia Net Lease Venture II LLC as well as a fund focused on net leased medical office assets, CPI Medical Fund One LLC. In all, as of 2018 CPI is operating three funds and numerous individually owned assets with a combined asset value of approximately seven hundred million dollars.

Donald Hanson

Fund Advisor

A member of the Colgate Class of 1965, Donald has been in the Real Estate business for decades. He has been the developer of over 50 shopping centers nationwide beginning in the 1960’s, notable developments include the Hyatt Regency in Washington DC, over 30 K-Marts and Wayne Towne Shopping Center in Wayne NJ among many others. In recent years the focus has been on the Net Lease retail, medical and logistics business. Donald has been responsible for overseeing net lease transactions in excess one billion dollars.

Michael Hanson

Fund Manager

Educated in northern New Jersey at Bergen Catholic High School and Fairleigh Dickinson University, Michael has spent the last 23 years in the real estate industry. Starting out running 15-year projections for shopping center investments and traveling the country making site inspections. He then spent years developing Auto Zone, Walgreen, Rite Aid and Tractor Supply sites in the northeast. Michael is well versed in all aspects of commercial net leased ownership, acquisition, disposition, and financing. As a principal, he provides CPI with knowledge of all aspects of real estate transactions and acts as a portfolio asset manager for three net leased property funds and additional assets totaling over 180 properties across 33 states.

Hal Messer

Hal is a graduate of Babson College with BS in Business Administration and an MSRE from New York University. Hal comes to CPI with 20 years of experience in the full-service real estate industry as a Senior Vice President with NAI James E. Hanson Inc. As a principal, he provides CPI with knowledge of all aspects of real estate transactions and acts as a portfolio asset manager for three net leased property funds and additional assets totaling over 180 properties across 33 states.

Gabrielle Correa

Gabrielle graduated in 2009 with a Bachelor of Science from Rutgers University in New Brunswick, NJ. She has previous experience in investor relations, bookkeeping and real estate administrative services. Gabrielle has over 10 years of experience working in the commercial real estate industry. She is detail-oriented, highly motivated and experienced in time sensitive environments. Gabrielle is primarily focused on budgeting and managing investor distributions. She oversees all operations for three net leased property funds and additional assets totaling over 180 properties across 33 states.

Evin comes to CPI with years of experience in facilities operations and administration through his roles at F.E.M Real Estate and the Lincoln Park Care Facility.
